The Borrower contacted TaliMar Financial because they were seeking a short-term private money loan to purchase and renovate the property. They had a budget of $51,000 to complete a full interior and exterior renovation. The loan included funds for the purchase and the renovation costs (see article on What is a Construction Reserve). The Renovation Funds will be disbursed to the borrower over the course of the project.
The biggest hurdle on this transaction is that the Borrower had to close in less than five business days. We overcame this hurdle by having the borrower complete the loan application using our Online Loan Application and submitting the due diligence material through our Borrower Portal.
