The Borrower contacted TaliMar Financial because they were seeking to close quickly on the purchase of the residential investment property. Because their strategy was to renovate the property to unlock value, they were also requesting funds for the construction costs. The team at TaliMar Financial structured a loan that funded 80% of the purchase price and 100% of the renovation costs. The renovation funds will be disbursed to the client over the course of construction. The client will sell the property once the renovations are complete.
The biggest hurdle on this transaction was that this was the first project for the Borrower. We were able to get comfortable with the transaction because the Borrower showed strong credit and brought in an experienced contractor to complete the renovations.
