The Borrower intends to complete a full renovation of the subject property before listing it for sale. The renovations will include modifying the floor plan to offer more living space, replacing the kitchen and bathrooms, and installing new flooring.

The biggest hurdle on this transaction was the Borrower was seeking an aggressive hard money loan that included funds for the purchase and renovation costs.
