The Borrower contacted TaliMar Financial because they were seeking a bridge loan to purchase a single-family home that was being used as an industrial storage facility. Our client specializes in identifying properties that can be converted into industrial use. They will convert the existing single-family home to small offices and develop the large lot to allow for heavy vehicle storage.
The biggest hurdle on this transaction was that the property was going to be used for industrial storage use. Obtaining a valuation for that use can be difficult without many comparable sales in the market. Using an income valuation approach of similar properties in the market, we were able to obtain a value and approval the hard money bridge loan request.
This loan was a great example of how TaliMar Financial can provide private money financing secured on various property types including single-family, multi-family, and industrial properties.
