The Borrower contacted TaliMar Financial because they were seeking a quite close on a commercial building. Their existing lending relationships did not fund commercial private money loans and so they were looking for an “out-of-the-box” hard money lender.

The biggest hurdle on this transaction was that the commercial was currently a commercial use building, but the zoning had been recently modified to allow for mixed-use. Our client recognized the opportunity to combine the property with an adjacent residential property to build a multi-family property.
