WHAT IS THE TRUST DEED INVESTMENT PROCESS?

TaliMar Financial funds residential and commercial real estate loans with capital invested by private individuals, corporations, pension plans, and retirement programs (Self Directed IRAs and Keoghs). Each loan is secured by a Trust Deed on a real estate asset. The loans are conservatively underwritten and typically do not exceed 65% of the property value. Investors are encouraged to review each investment opportunity closely prior to investing.

WHY DO BORROWERS TURN TO TALIMAR FINANCIAL?

Many residential and commercial real estate investors cannot obtain financing from traditional lenders due to strict underwriting guidelines. TaliMar Financial recognizes this issue and provides a solution by offering an alternative source of financing.

HOW AM I PROTECTED AS AN INVESTOR?

The investment is secured by a Deed of Trust which is recorded in the name of the investor on a real estate asset. If the borrower fails to make payments, the real estate collateral is foreclosed upon and the proceeds from the sale are returned to the investor to repay the unpaid principal, interest, and fees.

HOW DOES TALIMAR FINANCIAL EARN A PROFIT

TaliMar Financial earns fees paid by the borrower upon funding the loan. In addition, TaliMar earns a fee for servicing the loan on behalf of the trust deed lender, which is deducted from the interest paid by the borrower. Because we are committed to offering a transparent investment vehicle, we provide each investor with a complete schedule of all fees.

WHAT IS THE MINIMUM INVESTMENT?

TaliMar Financial has no minimum investment, though trust deed investors should have a minimum of $50,000 to invest.

WHAT IS THE AVERAGE YIELD OF A TRUST DEED INVESTMENT?

The yield is dependent upon the interest rate of the trust deed investment. A typical yield ranges from 10% to 12%, generally distributed in monthly payments to the trust deed investor.

HOW LONG IS THE TERM OF MY INVESTMENT?

Investments range from 6 months to 60 months, depending upon the term of the loan.

WHO SERVICES MY TRUST DEED?

TaliMar Financial has partnered with FCI Lender Services to service its loans. As one of the leading private servicing companies, FCI has established an outstanding industry reputation and a high degree of trust in its ability to service private investor loans.

CAN I PARTICIPATE IN TRUST DEED INVESTING USING MY SELF-DIRECTED IRA OR KEOGH ACCOUNT?

Self Directed IRA and Keogh investors are welcome. TaliMar Financial works with many investors who utilize these types of accounts to invest in Trust Deed investments.

If you are not currently familiar with a Self Directed IRA, contact TaliMar Financial to learn more about its benefits.

WHAT IF THE BORROWER IS UNABLE TO REPAY THE LOAN?

In the unusual circumstance in which the borrower is unable to make the monthly payments or repay the principal of the loan, we immediately take corrective action, which may include foreclosure. Due to our conservative underwriting approach, the proceeds from the sale of the property will, in most cases, repay the unpaid principal and interest.
