San Diego, CA– TaliMar Financial is pleased to announce our most recent funding of a $402,500 Bridge loan secured on a condominium in Walnut Creek, CA. The Borrower was seeking a short term purchase bridge loan for a 1031 exchange.
The loan request was brought to us by a mortgage broker who had been assisting the borrower on their 1031 exchange. They had been working with a conventional lender who couldn’t approve the loan quickly enough to close on the purchase. Because the seller wasn’t going to extend the close, the mortgage broker contacted TaliMar Financial to ensure the borrower could close on time.
The biggest hurdle on this transaction was the timing. The mortgage broker contacted us 5 days prior to the expiration date of the purchase agreement. Because they provided us all of the loan application and diligence material so quickly, we were able to underwrite, approve, and fund the loan request before the deadline.
