  • Those guys did all the pre-approval process, I confirmed everything, talked with them often everything was all good and somehow 24 hrs before closing they finally told me they couldn't close! I got lucky because my seller was understanding and let me extend escrow by another week, enough to find a real HML that could close. I did, and Talimar will NEVER get my business again!

Real estate investors choose to use hard money for many different reasons. The main reason is the ability of the hard money lender to fund the loan quickly. Other reasons why a borrower may choose to use a private lender is that they have been rejected by the banks for a conventional loan or they prefer to limit the amount of documentation required to obtain a loan.

What Makes a Hard Money Lender Different?

Hard money lenders focus on the real estate rather than the borrower credit or income when funding a hard money loan. That is not to say credit or income isn’t considered, but the primary security for the private money lender is the real estate.
